| GRI is the acronym for the Graduate Realtor® Institute. This is the real estate training equivalent of a masters degree (although having a masters degree in management from CU, I would have to say that is being a little generous). Receiving the designation involved taking some 13 advanced real estate classes totaling 86 classroom hours. Topics included: Advanced Law I & II, Residential Investment and Taxation, Housing Construction and Marketing, Residential Appraisal, Marketing and Selling New Homes and Real Estate Finance. |

| ABR - Accredited Buyer Representative |

| This designation emphasizes special training for working specifically with buyers in a real estate transaction, providing full representation including true fiduciary duties. I perform this level of client services under a Buyer´s Agent agreement in which my legal duties to the buyer are clearly spelled out. The emphasis is on making sure the buyer´s interests are represented and protected, including learning about the buyer´s needs, finding and showing only appropriate properties, performing a thorough market analysis to guide the buyer in making an appropriate offer and advocating and negotiating always on behalf of the buyer´s best interests above all others. The minimum requirements for this designation are to attend 3 full days of classes and represent and close at least 5 buyers as a Buyer´s Agent. |

| SRES - Seniors Real Estate Specialist |

| Seniors Real Estate Specialist is a designation awarded for special training and practice serving the particular needs of home buyers and sellers at least 50 years young (that includes me). Serving clients in this age group often requires advanced knowledge about capital gains taxes and exclusions, legal forms of ownership, changes or maintaining lifestyle while reducing the maintenance requirements of the home, and particular concerns when moving to retirement communities. Also very important is the ability to assist families relocating their elder relatives to different areas, living arrangements to be nearer, or to receive special care and services. This designation requires 2 days of classroom training and a minimum of 3 transactions with clients aged 50 . |
