How to Choose a Realtor to Sell Your House! Back

For most people their home is the largest investment they will ever make.

 

 

So, when you get ready to sell your home, selecting your Realtor is a critical decision.  As in any profession, there is a wide variation in their experience levels. In 2010 for example, the 'average realtor' sold only 2.5 houses. 

 

And be aware,  choosing a neighbor, a friend, or a relative to sell your house may be fraught with problems. Especially if that person does not have the skills and experience in your specific area/subdivision or price range.  Before you award your listing, ask the HARD questions that you will find below.


Choose your Realtor based on his/her experience in your area and price range, his/her business qualifications, his/her negotiation qualifications and his/her implementation of successful marketing processes.


If you want to compare other Realtors with Walt Whatley and Steve Sandifer, we recommend that you interview at least 2 realtors before you invite Walt and Steve into your home. You will be amazed at the differences.

 

Here are the HARD QUESTIONS that you should ask EACH REALTOR:

  • How many properties have you listed and or sold in the past 24 months? Show me the list (this can be easily downloaded from MLS during the interview. )

  • Prior to getting your real estate license, what was your business experience and negotiation experience?

Before working in real estate he was an executive vice president for a mid-sized company that provided engineering software solutions, training, and consulting services to the worldwide petroleum industry. He has negotiated very large contracts in over 30 countries.     Steve Sandifer brings over 15 years' of business experience to real estate. He has managed retail outlets that sell high tech consumer and business products, and has held a variety of management positions.   • What is the sales-price-to-list-price ratio for homes you have sold?

    Our Answer: The sales-price-to-list-price ratio for TLC Brokers is 97%, compared to 93% for the average agent in the foothills area.

  •  How many sales have you negotiated in your whole career?

    Our Answer: TLC Brokers have completed 450 sales, and counting


 

Here are other questions that should be posed to every realtor that you interview: (Walt and Steve will answer these during our interview.)

  • Since getting your license, what additional real estate certifications have you been awarded?

  • Have you been certified by Relocation Companies to work for them in placing incoming families? Which Relocation Companies?

  • What are your SPECIFIC marketing and advertising strategies to get buyers TO MY HOUSE?


  • How will you let me know about feedback from buyers who look at my house?


  •  When you take a vacation, who will be on hand to work for me?


  •  Do you do open houses? Describe your open house strategy.


  •  How should we price our house?


Do your own comparison.
