Buying A Home Questions about buying your home can feel endless. You can find the answers and peace of mind by working with Metro Brokers, an industry leader in experience and service since 1976. Here are some tips so you can become your own landlord: - Hire a Real Estate professional. Although the Internet gives buyers access to home listings, most buyers are better off using a professional agent. Do yourself 1 step better and make sure the real estate professional you hire is a REALTOR. Have your REALTOR explain the pros and cons of using a buyer agent versus a transaction broker.
- Prequalify for a loan. One of the first things to do is to get prequalified for a mortgage loan. Without this information, neither you or your REALTOR know what price range of homes to search for. The mortgage broker can coach you whether you need to pay off some credit cards or save some money. Without the advice from a mortgage broker, you are stabbing in the dark. Once you are qualified you will be able to move quickly when you find that perfect place AND the Seller will know you are a serious buyer if you are prequalified.
- Determine what you want in a home. Make 2 lists - 1 with your "must haves" and 1 with your "would like", then talk to your Realtor about location and price. Once you have discussed these items with your REALTOR allow your REALTOR to do the searching for you.
- Let's Go House Hunting. Now the fun begins. The first tour date will help your REALTOR understand your needs. Even though you talked about this, many times after touring a few homes, home buyers determine their needs & wants are different than they thought. Your REALTOR should provide you with information on each home you will tour. Take notes and develop a rating system that will help you prioritize and select homes that would work for you. Let your Realtor know what you like or dislike about each home, this will help your REALTOR for future home tour selections.
- Make a Decision. Talk to your REALTOR about features that help or may hurt resale. For example: depending on where the homes are located, a swimming pool may be an asset or a liability. It's a good idea to select a few homes that you could enjoy, then prioritize them.
- Make an offer. Your REALTOR can help you determine the offer price by reviewing recent sales of similar homes. Let your REALTOR guide you through the contractual process.
- Have the home inspected. Once you have a contract, set up a home inspection. Your REALTOR can help you find a reputable inspector. It's important to know what you are buying.
- Prepare for closing. Your mortgage company will require an appraisal of the property before final loan approval to ensure you have not over offered. You will need to arrange homeowners insurance and finalize your financing. You will also want to do a final walk-through of the property the day of closing to make sure all is well. Your REALTOR and lender will guide you through this process to ensure everything is completed in a timely and professional manner.
- Close. You will be signing a number of documents at the closing table. This is a process most of us rarely go through so feel free to ask questions and understand what you are signing. Congratulations! You're a homeowner.
